Solve the condition, not only the alarm.

A chiller can only perform as well as the load, flow, heat rejection, electrical service, controls, and water systems around it. Our diagnostics follow the full operating path so the corrective work addresses the reason capacity or reliability was lost.

Chiller diagnostic depth

Read the machine and the plant together.

Chiller alarms are the beginning of the investigation. Reliable decisions come from comparing refrigeration, water, electrical, control, and heat-rejection conditions at the same operating point.

01

Establish a usable operating baseline

We review active and historical alarms, load, setpoints, entering and leaving water temperatures, approach temperatures, flow indicators, pressures, amperage, voltage, and commanded state. The baseline shows what the machine was asked to do and what it actually delivered.

  • Alarm and trend history
  • Water temperatures and flow
  • Refrigeration conditions
  • Electrical load and commands
02

Check connected plant dependencies

Air-cooled machines depend on condenser airflow and ambient conditions. Water-cooled plants add towers, condenser-water pumps, valves, strainers, treatment coordination, and sequencing. Chilled-water pumps, bypass conditions, sensors, and building load affect both types.

  • Condenser airflow or tower operation
  • Chilled- and condenser-water pumps
  • Valves, strainers, and sensors
  • Staging and plant sequence
03

Plan maintenance around condition

A useful maintenance program records change over time instead of treating every visit as an isolated checklist. Coil or heat-exchanger condition, oil and refrigerant observations, starters and VFDs, safeties, sensors, and recurring alarms become priorities tied to reliability and season.

  • Heat-transfer surfaces
  • Oil and refrigerant condition
  • Starters, VFDs, and safeties
  • Seasonal readiness records

Waterside & heat rejection

Every degree and gallon affects the machine.

Condenser-water temperature, chilled-water flow, tower condition, pump operation, and sensor accuracy can look like a chiller problem. We capture the connected conditions before recommending major corrective work.

  • 01Establish load and water temperatures
  • 02Confirm flow and pump operation
  • 03Review tower and heat-rejection condition
  • 04Verify controls, staging, and safeties

How we approach the work

Practical service. Documented results.

01

Baseline

Record alarms, setpoints, temperatures, pressures, electrical values, flow indicators, and the current operating state.

02

Isolate

Separate equipment faults from load, water-side, control, power, sensor, or heat-rejection problems.

03

Prove

Complete the repair or adjustment, then verify stable operation and document the new baseline.
